A rare opportunity has arisen for the right business to move to Iomairt an Obain, Urgha. Unit 3 will be vacated at the end of October. We are now seeking Expressions of Interest from businesses that would be interested in leasing the 66m2 property from the Trust. The building has potential for a diverse range of uses - subject to planning approval.

The property consists of a large open plan workshop space, adjacent office area and a lobby with toilet. Heating is all-electric with an EPC rating of C. Rent is expected to be £475pm -paid at the start of the month, in advance.

See the floorplan below:

Expressions of Interest can be submitted now using the form below. Tenancy decisions will however not be made until the start of November. Property viewings can be booked at the end of October.

The timing here seems worth thinking about: expressions of interest close well before tenancy decisions are made in November, and viewings only open at the end of October. That gap could make it hard for a small business to judge whether the 66m2 workshop and office layout genuinely suits its needs before committing to a form. Would the Trust consider sharing more detail, such as ceiling height or power capacity, to help applicants assess feasibility earlier?

This blog post about available business spaces is intriguing! What amenities will be offered to support startups? I recently navigated a similar journey with Speed Stars Online, and the right environment was crucial for success. Would love to hear more about your vision for these spaces!

I find this announcement interesting because it highlights a new opportunity for businesses seeking a suitable commercial space. The 66m² unit could potentially support different types of ventures, depending on planning approval and the needs of the tenant. I appreciate that the Trust is inviting Expressions of Interest, giving prospective businesses a chance to present their ideas. EaglerCraft is unrelated to commercial property, but I still enjoy seeing how different opportunities can encourage creativity and new projects.

This looks like a useful opportunity for a small business, especially with both workshop and office space included. Finding a flexible space where everything fits your needs can take some planning, a bit like arranging the right pieces in block blast. The £475 monthly rent also seems worth considering for the right local business.
